   – Defining the goals of the audit, including understanding client expectations and the specifics of the building. Determining whether the assessment should cover only the property or also adjacent areas.
   – Preparing tools and equipment, including measuring devices, levels, thermal cameras, leak detection tools, and other necessary instruments.

Assessment of Windows and Doors

 – Checking for air leaks using pressure tests or blowers to identify areas where air or moisture may enter.
   – Evaluating the condition of opening and closing mechanisms, including hinges, locks, and seals, and their impact on user comfort and safety.

Analysis of Floor Condition

– Inspecting floors for unevenness, cracks, separations, and assessing the condition of screeds, checking their resistance to moisture and loads.
   – Evaluating the materials of the floors – e.g., wood, tiles, carpets – in terms of durability and the need for potential maintenance.

Inspection of Plaster and Walls

   – Inspecting the condition of acoustic and thermal insulation of walls, checking for signs of mold or fungi.

   – Assessing the quality of lighting in different rooms, its impact on resident comfort, and the ergonomics of the space.

Inspection of Installations

– Checking electrical, plumbing, and heating installations for efficiency, compliance with current standards, and identifying potential hazards.
   – Assessing the efficiency of heating and cooling systems, evaluating their energy efficiency and potential for upgrades.

Evaluation of Roof and Facade Condition

 – Inspecting the roofing material for leaks, mechanical damage, and assessing the materials from which the roof is constructed.
   – Checking the condition of the facade, paying close attention to details such as joints, plaster, and the presence of unwanted plants (e.g., mosses or vines).

Stair Condition Analysis

 – Checking the construction of stairs for safety, stability, and user comfort. Evaluating treads and handrails for compliance with current building standards.
   – Inspecting any damages, such as cracks or material deficiencies that may affect safety.

Minor Elements

– Inspecting the condition of the doorbell and other details, such as doorknobs, light switches, and their impact on the building’s daily functionality.
   – Evaluating the condition of the alarm system and fire protection measures, if applicable.

Report Preparation

  – Compiling all observations and comments into a single document that will include photos, notes, and recommendations regarding the inspection.
